Public Information Meeting - Southlands Village

The City of Delta is hosting a Public Information Meeting for a proposed development at 6322 and 6360 Market Avenue, 251 Boundary Bay Road and a portion of 6420 Hammerhill Avenue (see location map below). The proposal is for a craft brewery and restaurant at 6360 Market Avenue (shown hatched on the map below) and to permit up to two other freestanding commercial buildings on the subject properties, subject to floor area restrictions. The list of permitted uses is proposed to be expanded to allow “craft brewery”, “craft distillery” and “winery” uses.
The craft brewery and restaurant is proposed to be up to 2,800 m2 (30,140 ft2) in floor area and up to 15.5 m (51 ft) in height and would contain the brewing and bottling components of the operation. The warehousing and distribution of the brewery product is proposed to be handled at an industrial location elsewhere.

Key Application Facts:
The application is for a commercial development consisting of a craft brewery and restaurant at 6360 Market Avenue and to permit up to two other freestanding commercial buildings on the subject properties. The application involves the following:
- A request to amend the Southlands Village land use designation in Schedule A of the Official Community Plan to allow craft brewery, craft distillery and winery.
- A request to amend the C.D. 423-R Zone to allow up to three freestanding commercial buildings within the Southlands Village, subject to floor area restrictions.The list of permitted commercial uses is proposed to be expanded to allow craft brewery, craft distillery and winery. The C.D. 423-R Zone currently only allows for mixed use buildings (i.e. a combination of residential and commercial uses in one building with commercial uses being on the ground floor). Other changes such as adding definitions, reduction in required parking, and allowance for outdoor storage have also been proposed.
- A request to vary “Delta Sign Bylaw No. 5860, 2000” to allow the signage for the craft brewery and restaurant building to extend vertically beyond the proposed canopy.
- The property is located within the Southlands Village Development Permit Area.This development permit area contains guidelines for the form and character of the buildings and landscaping.
