The City of Delta has released draft land use maps ahead of its Official Community Plan (OCP) open houses and information sessions scheduled to begin next week. These maps outline strategic growth areas across the city, with an emphasis on development in four primary areas: the North Delta Social Heart, Ladner Village, Tsawwassen (56 Street), and along Scott Road. The selection of these areas stems from reviews of existing and planned utility and transportation infrastructure.
Doreann Mayhew, General Manager of Development, highlighted the significance of the land use maps: "These maps illustrate Delta's growth trajectory, showcasing the evolution of multi-family housing along major transportation routes and commercial hubs, as well as the preservation of agricultural, industrial, and conservation lands."
Identifying strategic growth areas marks one of three major updates in the development of Delta’s new OCP. The plan aims to simplify land use descriptions from 75 to 10, streamline development processes, and accommodate new housing mandated by the Province of BC. Proposed policies also include enabling small-scale, multi-unit housing on residential lots, expanding dwelling types, and reducing parking restrictions.
“Given the provincial mandate to build more housing, we know Delta is growing beyond the current supply of homes,” said Mayor George V. Harvie. “Through our public engagement process, we aim to ensure residents understand proposed growth areas and the impact of our new OCP so that they can provide feedback. This input is crucial for planning our community's future vibrancy and livability."
Earlier this month, Council directed staff to progress work on the new OCP and embark on public consultations. Residents can expect to receive a mail-out summarizing key changes, including a land use map, this week.
