Proposed Zoning Bylaw Amendment: Commercial Vehicle Parking on Residential Lots

What’s Proposed?

Bylaw No. 8480, 2025, seeks to allow up to two commercial vehicles associated with Delta-based “brick and mortar” businesses to be parked on a residential lot under any single detached or duplex residential (RS or RD) zone so long as each vehicle: 

  • does not exceed 5,500 kg in gross vehicle weight, 
  • is licensed and registered to the owner or occupier of the lot, 
  • is stored or parked in such a manner that it does not obstruct access to and from the street, 
  • is an asset of a commercial business based in Delta with a valid Delta Business Licence that is also owned by the owner or occupier of the residential lot, and 
  • does not inhibit other parking requirements set out in the Zoning Bylaw for the lot (e.g., for secondary suites). 

This amendment is being proposed following a motion endorsed by Council at the December 2, 2024 Regular Meeting: Supporting Small Business Owners in Delta.
